Established in 1988, Ausbuild was the result of a vision by the company’s Joint Founders, Ron Loney and Graham Bell.
Ausbuild has since developed into one of Queensland’s most respected property companies with a substantial portfolio spreading over Queensland’s greater south. Over the years, Ausbuild has been awarded and recognised by both local authorities and national industry bodies and is now one of Queensland’s most reputable land development brands.
The Ausbuild brand has grown to encompass expertise across residential and investment housing, residential communities and townhouse projects.
Ultimately, we’re in the business of creating homes. Since 1988, our focus has been on designing, developing and building homes across South East Queensland that make our Ausbuild families proud to call home.

35 YEARS STRONG
As buyer’s started becoming time-poor, Ausbuild switched their thinking and found a solution that would simplify the home building journey, bringing everything all in one place. By offering home, land and finance solutions under the one roof, buyers no longer needed to coordinate third party involvement. This finance solution came in the form of a Loan Market partnership, with the first Ausbuild Loan Market office operating from the Esperance display homes in 2016 and the second operating from the Prominence display homes in 2018.
With an abundance of new communities coming to fruition all across the greater Brisbane region, Ausbuild directed their focus on reinventing their home design range. This forward thinking birthed the Refined Living Collection, with it’s philosophy again proving to be another tool that would make finding the perfect home design an easy step for buyers.

As Ausbuild’s business model shifted to keep up with market demand, the investment division’s presence in the market began to increase significantly. The team was focused on creating products that were both attractive to investors and to future tenants. The outcome was turn-key ‘tenant ready’ homes, which provided investor’s enough choice and differentiation compared to what else was available.
Ausbuild’s first 35 years was full of learning, success and some hardship times. But most importantly, it was full of creating opportunities for families to have a place to call home.
A NEW ERA
Ausbuild had switched gears and during this time, the team was busier than what they had ever been before. With the beginnings of what would be some of the major community projects underway, Ausbuild had established a dominance within the market and positioned themselves as one of the best in the industry.
The first of these major projects was the finish precinct to the Kinross community, located on Kinross Road, Thornlands. Kinross The Woodlands offered a new option to those looking for that ideal bayside lifestyle. With 143 lots spread throughout four releases, The Woodlands set the benchmark for residential communities within the area.
The start of another benchmark community was underway in 2015, with the first precinct Hilltop to the Prominence community beginning civil construction. Located in Heathwood and Pallara, in Brisbane’s southwest, Hilltop was Ausbuild’s first presence within this semirural pocket of land that offered buyers 205 lots.
But it wasn’t just creating communities that Ausbuild succeeded at, they were also producing beautiful home designs to match. Taking it one step further, in partnership with Master Builders Queensland, Ausbuild created the Esperance Display Village in the Esperance community, Thornlands. This display village showcased four Ausbuild display homes, as well as displays from other major builders, with 13 homes on display.
CHANGING OF THE GUARDS
The hard work was paying off, and Ausbuild was recognised by the HIA as one of the major builders for both Queensland and Australia consecutively for a number of years. This recognition was evident in both the communities that were being produced, and the research and development that was attributed to the 2007 Home Design Collection, which saw 50 new designs of single and double storey homes created.
During this same time, there were a few commercial projects that were completed, including another apartment complex, four townhouse projects and the Pittwin commercial office building. And, while the commercial team was busy, the residential community team was just as busy creating Eprahpah at Victoria Point.
Eprahpah was a 117 lot community positioned within a large ecological park, which required incredible considerations for the environmental and sustainable standards, and the natural flora and fauna. The Eprahpah display homes were built to an energy efficiency rating of 8 stars, when the industry standard at the time was only 3.5 stars. This rating set the benchmark for not only increasing the industry standard, but for also ensuring any homes built here, were held to the same standards.
After 20 years of leading Ausbuild, it came time for the co-founders to take a step back, with the second generation of Loney’s and Bell’s transitioning into managing director roles. With this renewed focus, Ausbuild was ready to continually push the boundaries as a property group.
FULL STEAM AHEAD
With confidence in what was being achieved, and the ability to deliver a place that families loved to live in, Ausbuild communities were becoming a popular destination to call home.
2003 was Ausbuild’s busiest year thus far, with a mixture of smaller, boutique projects and larger communities coming to fruition. During this time, Ausbuild created more than 15 thriving communities, which offered over 630 opportunities for families to build their dream home widespread throughout the greater Brisbane region.
One community that allowed Ausbuild to shine was Baychester at Wakerly. With its north facing, wide frontages, these blocks needed a new range of home designs to suit. The solution was found in creating front courtyard style homes, a unique product that wasn’t currently available in market. These designs were modern and appealing, with the emphasis on the front yard, rather than the back, while still maintaining privacy and security to the home.
THE BREAKTHROUGH
Ausbuild’s first community, The Reserve at Capalaba was the first true Ausbuild Home & Land offering available to Brisbane buyers. Completed in partnership with BMD, The Reserve was a residential community of 220 lots, spread throughout six stage releases.
After The Reserve, Ausbuild communities started appearing on Brisbane’s northside, beginning with Kingsgrove at Keperra, an 80 lot community, and Arlington at Arana Hills, a 55 lot community. It wasn’t just residential communities through, Parkwood Lodge was a successful 26 apartment project, built and developed by Ausbuild in the city-fringe suburb of Enoggera.
With successful communities well underway across Brisbane, acquiring more englobo land sites became the new focus.
SHIFTING FOCUS
Backed by a strong team and a drive to succeed, Ausbuild display homes were built and showcased, before being sold as spec homes. With more and more display homes under construction, Ausbuild began establishing a dominance in the market, especially within the Redlands area.
After winning the HIA Small Business of the Year award in 1992 and 1993, Ausbuild was ready to provide a new product offering to market – residential communities.
A HUMBLE BEGINNING
The Ausbuild story began in 1988, when founders Ron Loney and Graham Bell bucked the trend and went out on their own within the Brisbane real estate market. With a shared vision to make a difference, they wanted to create a company where land became communities, and houses became homes.
