Montrose Development Bulletin | July 2023

We are pleased to share an update on the development progress at Montrose, Ausbuild’s new master-planned residential community in Morayfield.

Sales continue to progress as we near closer to completing civil construction of the initial stages. The community will be delivered in stages, with 130 residential lots across stages 1 and 2 now well underway on either side of Robbs Road near Lindsay Road. Delivery of these stages will also comprise the first local park in the Montrose community to feature exercise equipment, a BMX ‘pump track’ and extensive landscaping.

Site Works

Stage 1 and 2 site works are almost finished, with the civil contractor BMD remaining on track for completion in August. Home construction is scheduled to commence in September 2023.

The construction of the local park is almost complete and we look forward to welcoming the community to this new space when it opens later this year.

Best practice dust mitigation continues during the civil works including the deployment of water trucks. Civil works are undertaken between the approved hours of 6:30 am to 6:30 pm, Monday to Saturday, and are subject to weather conditions. Please observe all road signage and changes during this construction period.

Shadforth Civil Contractors has been appointed as the civil contractor for Stage 3 and 4 and site works are anticipated to commence in the coming months. Stages 3 and 4 will feature 133 residential lots and an additional community park. Construction of the childcare centre will also commence toward the end of the second half of 2024.

Traffic and Accessibility

Traffic Management Plans continue to be in place to manage safe access for residents and emergency services to and from the Montrose site. All trucks entering and exiting the site are required to follow an approved transport route, and the community is asked to observe all road signage and changing conditions during construction.

Robb’s Road at the Lindsay Road end remains closed for an upgrade, which is scheduled for completion later in 2023. During this time, building contractors continue to access Robb’s Road via Lindsay Road. We appreciate that there are other developers in the area also undertaking civil and building construction works at the same time as Ausbuild. We appreciate your patience while this growing region of Moreton Bay takes shape.

Please note The Montrose sales office also continues to be accessible via Robbs Road at the Lindsay Road end and we are currently altering the access to the carpark via a ramp. We welcome visitors seven days a week between the hours of 10:00 am and 5:00 pm (with the exception of Monday when the office opens at midday).

Environment

Rehabilitation works are taking place north of Robb’s Road between the new local park and the esplanade road in Stage 1. Additional rehabilitation works will also be carried out to the west of Stage 4 as this is developed. Planting and revegetation of this area will be in line with Ausbuild’s approved rehabilitation and landscaping plans.
