We are pleased to share an update on the progress at The Sanctuary, Ausbuild’s new master-planned residential community in Warner.
We appreciate that Warner Road continues to be a busy area that is experiencing a high volume of vehicle, machinery, and pedestrian traffic. Your safety is our priority so please continue to observe all road signage and changes as dwelling construction across Stages 3 & 4 continues. Please continue to observe speed limits at the slow down areas for wildlife. I will reiterate that we have been advised by the community that not all are adhering to the speed controls. We urge you to please observe these controls for your safety, the wider community’s safety, and our wildlife.
Shortly, our civil contractor will be installing two raised platforms in Warner Rd, one at either end of the Conflagration Creek culvert upgrade. These raised platforms are to mitigate to the greatest extent possible traffic speeds across the culverts with the view to protecting wildlife that should find its way onto Warner Rd in lieu of the fauna underpass that we constructed under Warner Rd. One of the raised platforms will have pedestrian crossing markings. This raised platform will be adjacent to the gate that allows pedestrian access to the council’s small park on the southern side of Warner Rd.
No doubt as road users of Warner Rd, you will have observed that we have begun clearing on the southern side of Warner Rd. While we do have fauna fencing along Warner Rd and Shadforth, the civil contractor have fauna spotters on site during the clearing operations, wildlife is on the move. It was reported to us that a koala was seen and rescued on the corner of Warner Rd and Coorparoo Street late last week. Please be watchful and report any wildlife observed on or adjacent to Warner Rd or Coorparoo Street to either Moreton Bay Koala Rescue (0401 080 333) or Ausbuild.
In addition, you may have noticed a large array of blue pipes and valves recently constructed on the southern side of Warner Rd in front of 117 Warner Rd. The pipes will be buried but a small structure will be constructed over the valves shortly. This device is a pressure reducing valve (PRV). The device will be owned by Unitywater and will control the water pressure from the western end water supply line into The Sanctuary.
The remaining two display homes in Habitat Blvd are in the final stages of construction. The vast majority of dwellings are completed with many residents now calling The Sanctuary home. The revegetation in the riparian reserve corridors is rapidly growing. Even more wildlife has moved in, with birds and small creatures happily settling into their new home. To protect local wildlife in the riparian reserve, dogs are not permitted in the kick-and-chase zone.
The childcare center and swim school construction are well advanced with the childcare center due to be completed in July.
Dwelling construction is well advanced across both stages with the first residents due to move in shortly. To keep the community safe, we will keep the temporary fencing along Habitat Blvd next to the local park until residents move into Stages 3 & 4.
Dwelling construction work will continue to be undertaken between the approved hours of 6:30 am to 6:30 pm, Monday to Saturday, and subject to weather conditions.
As noted above, civil site works have commenced with clearing operations across Stage 1 to 4. Civil works are also advanced for the rural residential precinct (Stage 5) south of Conflagration Creek. We are waiting on Energex to provide switching dates which will allow our teams to begin relocating the existing power poles, NBN and Telstra services on the southern side of Warner Rd, so there will be disruption as these activities are carried out. More detail will be provided about the properties that will be affected as the service providers acting for NBN and Telstra arrange to undertake the work.
As we advised in prior bulletins we have prepared and lodged a development application over the remaining properties on the southern side of Warner Rd that are detailed in the council’s updated Warner Investigation Area plan (127 (part) and 137 Warner Rd). We anticipate receiving the approval at the council’s general meeting in late June. The design is consistent with previously approved layouts for Warner North and South.
